Finca Esperanza was sited to obtain the optimum conditions for the quantitative and qualitative development of teak.  It is well-demonstrated that favorable locations can more than double the mean average volume increment (MAI) of teak.  Foremost among the factors that affect the growth and quality of teak are light intensity, rainfall, length of dry season, soil type and depth, temperature, altitude, and topography, all of which are ideal on the property. For optimal growth, teak requires 1,500mm to 2,500mm of rainfall and a 3 to 5 month dry season, and the property receives a perfect 2,335mm of rain and 4 months of dry season. Teak plantings on the property have, in particular, maximized exploitation of the property’s gently sloping, deep, alluvial soils.
